STREAMS, PONDS & LAKES
We have represented and sold many properties in Sonoma County with what we refer to as 'water features'.  This does not mean wells or water supply but rather to streams, ponds and lakes on the property or to which the property has deeded access.  

One of the most significant changes that has taken place over the last thirty years is the increased difficulty of obtaining permits to impound water when constructing a pond or lake as well as the increased environmental regulations regarding natural streams that flow through property.  

As with rare art works, it is difficult to establish a value for something that cannot be replaced.  Whether used for recreation, views or irrigation, properties with 'water features' 
are in demand.  
Whether your plan is to use a stream, pond or lake on your property - or the beach if your property is on the ocean - for recreation, irrigation, income - there can be government regulations and insurance considerations to take into account.

An agent representing Sellers or Buyers should be aware of regulating agencies and be able to suggest the appropriate type of professional to review that element of the property.

As an example, many ponds in the county constructed decades ago for irrigation, need to have permits in place for agricultural use of the water and file annual reports of the amount used.   

Water attracts sensitive species - and many ponds and streams have interesting past studies which are available.
